Exempting wealthier or historic single family housing areas from affordable housing requirements ensures that racist housing policies/covenants of the past will continue to persist in the present, and ensures that the only areas in which new multifamily housing can be built are also the only areas in which renters already have protection from rising housing costs. If LA and California at large is going to beat this housing crisis, then everyone - the wealthy included - needs to be open to what that requires. As it stands, those with the most to lose will lose out the most if they are displaced from rent stabilized apartments without being offered comparable housing at the same rates that are affordable to them now.

And yet by giving landlords and developers the power to fast-track demolition of over 50% of our rent controlled housing to build "affordable housing," the mayor is merely escalating the war on rent control in the City of Los Angeles. This fact becomes clear when we consider the 11-units or less apartment buildings subject to demolition actually counts for over 50% of our rent controlled stock. Stop ED1! Save our communities!!

A 1 BR was typically 800 to 1,100 s.f. so it could accommodate multiple generations of a family. A 2 BR was 1,000-1400 s.f., and a 3 BR was akin to a small house. Very family friendly. Contrast with these new 559 s.f. 1 BR’s. and 700 s.f. f 2 BRs— no one with kids or planning to have kids would throw money away on rent for such a squeezed space. No, families especially poor families aspire to having their own home — and they are fleeing LA in search of a home to own they can afford That isn’t LAUSD has declined steeply since 2016. What is being built now is for young single people who are transient. No one else would pay so much for so little space (and no parking).

Specifically, ED1 targets rent controlled apartments, the only form of existing affordable housing in Los Angeles. This is absolutely the opposite of what we need. ED1 should immediate exempt all Rent Stabilized units in the city. Failure to do so reveals exactly what the Mayor's real agenda is: She doesn't want to create affordable housing. She wants to destroy it and hand over our homes to private equity firms and Wall Street developers.

The lack of affordable and stable housing this city really takes a toll especially on the middle class who may not qualify for assistance but who are expected to pay their rent each month in spite of inconsistent work, inflation, gig economy, etc. Also, I have lived in my same apt for 14+ years and rent has all but doubled in my neighborhood and is not affordable to live nearby. I guess if you are not a millionaire you can't live in certain parts of LA and that is not the LA I know and love that consists of a melting pot. It is sad that those of us who have helped our neighborhoods thrive are now being forced out of them. This is a very important issue that affects all of our livelihoods, ability to thrive, survive and our mental and physical health. Affordable housing is at the core of it all.

It should actually be affordable housing. RSO units are some of the last truly affordable housing options left in the city and developers are actively targeting them.
